Easy steps on finding home in Japan
It is best to start finding a place about 1 month before coming to Japan. Using below steps to understand basic information.
1. After completeing ToA Accommodation Survey, our agent will provide you matched accommodation suggestions.
If required ToA staff can represent you to check out the place inside & outside and also surrounding area. (charged service)
2. Contract: Confirm details in the contract. Standard contract is usually in Japanese, ToA can provide support if needed in this step. Usually sharehouse do not require guarantor. But if living in standard apartment, different rules might applied.
3.Payment: You will be required to pay the first month of rent (+other fees) before moving in. Landlord or management company will send you invoice, you can wire them directly without passing via ToA.
4. Check-in day: Arrangemt in advance with landlord or management company to decide a meeting date/location, they will introduce you to the place and house rules too. Please check carefully if there is any damage in the room, and take pictures.
5. If living in an aparment, usually you will be required to turn on utilities by yourself, be sure to contact them online first.
When turning on gas, you have to be presented due to testing gas safety is required.
